ICF Passivhaus Design & Build
Currently under construction in Esher, Surrey, this highly technical new-build Passivhaus brings together the specialist low-energy expertise of Econekt with the complete main-contracting capability of Urban Eco Homes. The project was originally procured through Econekt, with Urban Eco Homes subsequently appointed as Main Contractor to deliver the complete build from the groundworks through to final handover, working closely throughout with the architect, who is also the homeowner.
The property has been designed around Passivhaus principles, with the building fabric and structural solution at the heart of its performance. The design incorporates a semi-basement, piled foundations and Econekt’s Passive Slab insulated foundation system, together with the Izodom ICF system to form the high-performance external envelope. Econekt specialises in Izodom ICF and insulated foundation systems for low-energy and Passivhaus construction.
Structurally, this is a particularly demanding build. The combination of the piled foundations, semi-basement, Passive Slab, reinforced ICF construction and structural concrete ComFlor roof slab has required detailed coordination between Urban Eco Homes, Econekt, the architect and structural engineers. By bringing the specialist building system and main construction package together, the team has been able to resolve the complex interfaces between structure, waterproofing, insulation, airtightness and architectural detailing as the project progresses.
Beyond the high-performance building envelope, Urban Eco Homes is delivering the property as a complete low-energy home, including the full internal fit-out, finishes and renewable technologies. The project demonstrates the benefit of collaboration: Econekt providing specialist Passivhaus and ICF system knowledge, with Urban Eco Homes taking responsibility for the wider construction programme and complete delivery of the finished home.
Currently in progress as of October 2026, the project is scheduled for completion in February 2027. We’ll be updating this case study as the build progresses, so check back in February to see the completed home.
