Lake District
Low-Energy ICF
Structural Shell
Set within the challenging landscape of the Lake District, this three-storey low-energy home is a strong example of the versatility of ICF construction and its ability to accommodate complex architectural and structural designs.
The structural shell incorporates a semi-basement built into the site, together with a combination of insulated floor slab, stepped foundations and ground-bearing construction to respond to the changing site levels. As the building rises, the footprint changes through a series of cantilevered mid-floor structures and split-level transitions, requiring careful engineering and coordination throughout the build.
The project uses Izodom ICF by Econekt, with the system forming both retaining structures and the highly insulated external envelope. The combination of reinforced concrete and continuous insulation allowed the same ICF technology to respond to very different structural requirements across the building while maintaining the principles of a low-energy envelope.
This project demonstrates that ICF doesn’t have to restrict architectural design. From below-ground construction and stepped foundations to substantial cantilevers, changing floor levels and large structural openings, the system provides the flexibility to deliver technically ambitious low-energy homes.
